Marine Parade/East Coast: Prices past $2,000 psf and still rising

OUTSIDE the city centre, District 15 is probably the most sought-after among house hunters.

They flock to established residential areas like Marine Parade, Katong and Telok Kurau, even though home sellers here charge a premium for the sea views, good schools and easy access to the city.

Prices have climbed steadily in the district over the last year, as high-profile launches set one benchmark price after another.

The $2,000 per sq ft (psf) mark has already been breached by projects such as CapitaLand's Seafront @ Meyer.

More recently, one unit in Hong Leong Group's Aalto on Meyer Road, on the former Eastern Mansion site, achieved a high price of $2,470 psf in August, according to data from the Urban Redevelopment Authority.

But property watchers believe the best is yet to come. This is largely because even more projects will be launched in the next year, thanks to the strong run of collective sales in the area in the last few months.

Upcoming launches include a new boutique development on the former Heiwa Court site at Lorong N Telok Kurau, being built by Roxy Homes.

Amber Residences, a 114-unit condominium on Amber Road, is also in the pipeline, said consultancy Knight Frank.

Homebuyers are also looking forward to the new condos that property giant Far East Organization is developing on the former Amberville and Rose Garden sites that it bought en bloc.
