More Build-To-Order HDB flats in Yishun

The Housing and Development Board (HDB) has launched Phase 2 of Jade Spring @ Yishun. This is the second batch of new flats launched by HDB under the Build-To-Order (BTO) system this year.
HDB had earlier announced plans to launch 4,500 new flats under BTO in the first half of 2008.
| Buying a new or resale HDB flat
The following are some tips from HDB for those planning to buy a flat: (1) Buyers should plan ahead for their housing needs as BTO flats usually take a few years to complete. For instance, couples who are planning to get married are encouraged to take advantage of HDB's Fiance-Fiancee Scheme to book their BTO flats early. This will to minimise their waiting time for a new flat after they marry. (2) Couples with one partner aged 30 years or below can also apply under the Staggered Downpayment Scheme to defer paying half the downpayment amount until they take possession of the BTO flat. (3) Those who need to buy a flat immediately can consider purchasing a resale HDB flat. Eligible first-timers can apply to enjoy a CPF Housing Grant of up to $40,000, as well as the Additional CPF Housing Grant of up to $30,000. For more information, visit the HDB website. |
This means the public can look forward to five more BTO launches from now until June. The up-and-coming housing projects include two in Punggol, two in Sengkang and one in Woodlands.
1 in 4 resale flats sold at less than $10,000 above market value
While resale prices have risen in the past year, HDB's records show that, in February, "about a quarter of the resale flats were sold at prices not exceeding $10,000 above market valuation".
According to HDB, these included transactions in the more established towns, such as Ang Mo Kio, Bedok, Tampines and Yishun.

The current launch offers 576 flats, made up of 36 units of two-room, 72 units of three-room and 468 units of four-room flats.
With effect from this BTO launch, the application period for all BTO and Balloting Exercises (BE) will be adjusted from three weeks to two weeks. Application for this launch will close on Mar 31.
Jade Spring @ Yishun is located at the junction of Yishun Ring Road and Yishun Avenue 11. It is near the town centre where the MRT station, Northpoint Shopping Centre and the future Khoo Teck Puat Hospital are located.
