Two residential sites with an estimated total yield of 1,300 housing units will be released in December, the Housing & Development Board (HDB) and Urban Redevelopment Authority (URA) said today.

The land parcels are located at Commonwealth Avenue and New Upper Changi Road.

Government to release two residential sites estimated to yield 1,300 housing units in December 2012

To provide developers and home-buyers with more choices for private housing, the Housing & Development Board (HDB) and Urban Redevelopment Authority (URA) are releasing two sites for sale in December 2012.

The land parcel at Commonwealth Avenue is launched for sale today under the Confirmed List. In addition, New Upper Changi Road (Parcel B) is also made available for sale on the Reserve List.

Together, these two sites can yield about 1,300 residential units.

Land Use Zoning : Residential

Allowable Development : Condominium/ Flats*

Site Area : 12,086.8 sq m**

Max. Allowable GFA [GPR]: 59,225.32 sq m [4.9]

Estimated Dwelling Units : 700***

Lease Term : 99 years (includes a 60-month construction period)

* A combination of flats and strata landed houses is allowed with prior written approval.
** Site area is subject to cadastral survey.
*** Actual number of dwelling units provided by the successful developer may vary.

The tender for this land parcel will close at 12 noon on February 5, 2013(Tuesday).

This residential site is conveniently located next to Queenstown MRT station and is easily accessible via both buses and MRT. Travelling by car is also a breeze with Ayer Rajah Expressway (AYE) nearby.

Site Area : 25,794.4 sq m**

Max. Allowable GFA [GPR]: 54,169 sq m [2.1]

Lease Term : 99 years (includes a 60-month construction period)

** Site area is subject to cadastral survey.
*** Actual number of dwelling units provided by the successful developer may vary.

The site at New Upper Changi Road (Parcel B) is located within an established private housing estate and close to Tanah Merah MRT Interchange station. It is also easily accessible by East Coast Parkway and Pan Island Expressway.
