Matilda Sundeck has recorded its first few resale transactions, with two five-room flats changing hands close to the $900,000 mark. Despite being located further away from Punggol MRT, the development's young lease and larger unit sizes have attracted buyers willing to pay a premium for a newer HDB home.

Matilda Sundeck records its first resale at $885,000

In early September 2026, the 17-storey Matilda Sundeck recorded its first resale transaction since the development reached its Minimum Occupation Period (MOP). The unit involved was a top-floor, five-room flat spanning 1,249 sqft.

It changed hands for $885,000, translating to around $708 psf. At the time of the transaction, the flat retained a remaining lease of 94 years and two months, making it one of the newer resale HDB flats available in the market.

The premium paid for the unit appears to be largely linked to its young lease rather than its location. Compared to other five-room flats in Punggol, where the average resale price stood at around $694 psf, the first resale transaction at Matilda Sundeck was priced around two per cent higher.

This is despite Matilda Sundeck not being located within walking distance of an MRT station. The development is around 1.5km from Punggol MRT, suggesting that buyers were willing to pay slightly more for the appeal of owning a newer flat with close to a full 99-year lease remaining, rather than paying a premium purely for connectivity.

Another five-room sells for a lucky $888,888, the highest price so far

Matilda Sundeck saw three more resale transactions involving five-room flats in September 2026, including one that changed hands at the auspicious price of $888,888.

The unit, located between the 10th and 12th floors, achieved around $711 psf, making it the highest transacted price at Matilda Sundeck so far in both absolute quantum and psf terms.

The significance of the price goes beyond its market value. The number eight is traditionally viewed as an auspicious number in Chinese culture, as its pronunciation is associated with prosperity and wealth. As a result, property transactions featuring repeated eights, such as $888,888, are sometimes viewed favourably by buyers who appreciate the symbolism behind the number.

However, while the transaction represents a new record within Matilda Sundeck, it is still below some of the highest prices achieved by newer five-room flats in Punggol. In September 2026, a five-room flat at 422B Northshore Drive within Northshore Straitsview HDB was sold for $1.106 million, or around $885 psf.

The Northshore Straitsview unit, which also retained a relatively young lease, had a lease commencement date also in 2021. This means it had around 94 years and one month remaining at the point of transaction, practically identical to the Matilda Sundeck's remaining lease.

Smaller four-room flats here average around $682,000

Besides larger five-room flats, Matilda Sundeck also saw its first few four-room resale transactions in September 2026.

Two four-room flats were recorded during the month, with both units spanning 1,033 sqft and featuring three bedrooms. One unit located between the 10th and 12th floors was sold for $695,000, while another lower-floor unit changed hands for $670,000.

This places the average transaction price for four-room flats at Matilda Sundeck at around $682,000.

Compared to similar four-room flats at Northshore Straitsview, which recorded an average resale price of around $791,000, Matilda Sundeck units were transacted at approximately 14 per cent lower.

The price difference reflects the different positioning of both developments. While both offer newer flats with long remaining leases, Northshore Straitsview benefits from its coastal location and proximity to the Northshore waterfront precinct.

About Matilda Sundeck, a more secluded residential estate in Punggol

Unlike the Northshore HDB cluster, which is known for its waterfront setting and newer lifestyle amenities, Matilda Sundeck offers a quieter residential environment within Punggol. The development is located further inland, surrounded by existing housing estates and riverside greenery.

Matilda Sundeck comprises 490 residential units across four blocks along Punggol Field. The development consists of four-room and five-room flats, with the larger five-room layouts spanning up to 1,249 sqft. This makes the estate more suited towards families who prefer larger living spaces without moving into the private property market.

Beyond the homes themselves, Matilda Sundeck also has a relatively high car park provision. The development has 760 parking lots serving 490 residential units, translating to around 1.55 parking lots per unit.

While actual parking availability can vary depending on demand, this is higher than the typical one-lot-per-unit benchmark seen in many residential developments. For households that rely on driving, this ample parking provision could be an added convenience.

What's around Matilda Sundeck HDB?

One of the main considerations when living further away from Punggol's town centre is whether daily conveniences are easily accessible. While newer HDB estates typically come with modern facilities and shared spaces, having essential amenities within a short distance can make a significant difference to daily life.

Fortunately, Matilda Sundeck is not completely isolated despite its more secluded location. Directly opposite the development at Matilda Court is a small cluster of commercial amenities that provides residents with some everyday essentials without needing to travel further into Punggol.

Shop and dine just across the road

The biggest convenience here is a 24-hour Sheng Siong supermarket, which caters to residents who need to pick up groceries outside regular operating hours. While most households may not be making midnight grocery runs regularly, having a supermarket that operates round the clock can be useful for last-minute purchases or residents with unconventional work schedules.

There is also a Kopitiam located within the same cluster, giving residents a nearby option for affordable meals. These amenities are located near the southern entrance of Matilda Sundeck, meaning most residents can reach them within around five minutes on foot. Other daily conveniences available nearby include a dental clinic, traditional Chinese medicine (TCM) clinic, massage outlet and tuition centre.

Beyond commercial conveniences, Matilda Sundeck also benefits from Punggol's strong network of greenery and recreational routes. Like many developments in the town, residents have easy access to cycling and walking paths that connect towards the wider park connector network.

Close to riverside greenery

Although the paths directly outside the development are not officially part of the Park Connector Network, they provide a comfortable route for pedestrians and cyclists, with wide pathways that can accommodate both groups. Residents can reach the nearby park connector loop within a short ride.

There is also a sheltered route on the western side of the development that provides a more direct connection towards the Sungei Punggol area. This gives residents another option for outdoor activities, whether it is for evening walks, cycling or simply enjoying the riverside surroundings.

School options nearby

For families with school-going children, several primary and secondary schools are located within the surrounding areas:

Punggol Green Primary School - 1.1 km

Valour Primary School - 1.2 km

Edgefield Secondary School - 1.5 km

Springdale Primary School - 2 km

Compassvale Secondary School - 2.1 km

Punggol Secondary School - 2.5 km

Public transport and road connectivity

Where Matilda Sundeck falls behind some other newer Punggol developments is public transport connectivity. The nearest LRT station is around a 10-minute walk away, which may be less convenient compared to HDB estates located directly beside an MRT or LRT station.

However, residents are not completely reliant on walking to the station. Bus services available along the nearby roads provide connections to Punggol Bus Interchange and Punggol MRT station, allowing residents to access the North East Line.

Connectivity is expected to improve further with the upcoming Cross Island Line (CRL). Once completed, Punggol MRT station will become an interchange station, improving links between the north-east region and the eastern parts of Singapore. Travel times to destinations such as Pasir Ris are expected to be reduced, providing greater convenience for residents travelling across the island.

For drivers, Matilda Sundeck's location offers a different advantage. The development is among the newer Punggol estates located relatively close to the Tampines Expressway (TPE), with access to the expressway within a short drive.

From there, motorists can connect towards the Kallang-Paya Lebar Expressway (KPE) and the Central Business District, with driving times of around 25 minutes depending on traffic conditions.
