HDB resale prices dip in Q1 of 2026, first decline in nearly 7 years

Prices of resale Housing and Development Board (HDB) flats have fallen by 0.1 per cent in the first quarter of 2026, bringing the resale price index down to 203.4.

This dip marks the first decline in nearly seven years since 2019, and follows five consecutive quarters of slower growth or stagnation, said the housing board in a statement released on Wednesday (April 1).

The agency added that resale transactions for the first quarter of 2026 (up to March 30) totalled 6,179 units, a 4.5 per cent decrease from the 6,473 transactions recorded in the same period in 2025.

HDB also announced that in the upcoming Build-To-Order (BTO) exercise in June, approximately 6,900 flats will be offered across several towns, including Ang Mo Kio, Bishan, Bukit Merah, Sembawang and Woodlands.

Flat buyers intending to participate in the exercise must secure a valid HDB Flat Eligibility (HFE) letter prior to application.

"We encourage all flat buyers to apply for an HFE letter early and submit all required documents by May 15 to ensure that they can obtain their HFE letter in time," said HDB.

The agency also cautioned home buyers to exercise prudence when purchasing properties or taking on mortgage commitments, given the uncertain broader economic outlook.

On Jan 22, National Development Minister Chee Hong Tat said that HDB could further increase its BTO flat supply if demand remains strong. 

Chee noted that the sustained ramp-up in BTO supple in recent years has helped improve the housing situation, as application rates come down and more first-time buyers are able to successfully book their flats within a few attempts. 

HDB had previously announced a target of launching 55,000 flats from 2025 to 2027, 10 per cent more than the number previously committed before Chee took office.
